Addendum
*The following conditions must become an integral part of any promise to lease:
- The owner requires a positive credit check to his complete satisfaction, including proof of revenues.
- The tenant must present civil liability insurance of $2 million before occupancy and maintain it throughout the lease.
- The owner requires a pet-free condo.
- The owner requires a non-smoking condo (cigarette, cigar, pot, cannabis or other).
- The owner prohibits the cultivation of pot/cannabis inside and outside the condo.
- The owner prohibits subletting, including short-term subletting, of the condo (AirBNB style).
- The tenant needs to respect building regulations. If any infraction, the penalty will be at lessee responsibility.
- At the end of the lease, the accommodation must be returned in the condition in which it was delivered: this includes all the inclusions of the condo as well as the condition of the accommodation.
- The tenant is not allowed to make holes on the walls.
- The tenant agrees to pay the first month's rent upon signing of the lease.
All requests for visits must have at least 24 hrs notice, ideally 48 hrs.
All promise to lease (PL) needs to be open for at least 48 hours.
Inclusions
Fully furnished including, fridge, stove, dishwasher, microwave/integrated fan, washer, dryer, light fixtures where installed, curtain rods where installed, bed, dresser, night stand table, table lamp, sofa, dining table with two chairs, living room lamp, TV, electric height adjustable desk, lamp desk, bookshelf available if desired, patio set, kitchenware and utensils.
Exclusions
Electricity, cable, internet, telephone, move-in and move-out fees required by the administration for the tenant as applicable.
