RENTAL CONDITIONS:
-If the lease is not renewed, the tenant must accommodate all showing requests, with 24 hours' notice 40 days prior to the end of the lease for leases of less than 12 months and 3 months prior to the end of the lease for leases of 12 months or more.

-The tenant will be required to pay $450 for move-out cleaning by a professional cleaning company. We allow the tenant to use their own cleaning service, in which case the cleaning must meet the landlord's satisfaction; otherwise, the landlord may deduct the cost of cleaning from the security deposit.

-Smoking is prohibited inside the unit. Smoking is permitted on the balcony or terrace.

- Pets are not allowed, except with the landlord's prior agreement.

- Subletting is prohibited (under penalty of a fine from the condominium association).

- The tenant may not make any alterations to the unit. Failure to do so will result in the tenant being required to pay the landlord for the costs of correcting the alterations. In such cases, the landlord may retain the security deposit to cover the costs incurred.

- The tenant must provide proof of $2,000,000 liability insurance.

- The tenant must provide the landlord with a security deposit equal to one month's rent.

- The security deposit will be returned to the tenant within 15 days of their departure, provided the premises are returned in the same condition as when they moved in. If there is any damage or breakage (beyond normal wear and tear), the landlord may deduct an amount from the security deposit for repairs. An invoice for these repairs, if applicable, will be provided to the tenant.

- Rent payments will be made by Interac e-Transfer or bank-to-bank transfer directly to the landlord.

- Tenants agree to abide by the condominium bylaws and are responsible for any fines incurred.

- The landlord will provide two condominium keys, one mailbox key, two door access fobs, and one garage door opener remote. In case of loss, the landlord will charge the tenant $50 per lost key and $95 for the garage door opener remote.

- A lease agreement must be signed between the parties (TAL lease) or a corporate lease agreement.

Inclusions

Furnished and equipped, 1 garage, 1 storage unit, Hydro Québec $200 per month maximum, internet, cable.

Exclusions

$2 million liability insurance.
