Addendum
Tenants must be approved by the landlord.
The broker will be responsible for checking the customer's credit. The information will be sent to the owner for approval.
The landlord will have the apartment cleaned prior to occupancy.
The tenant will be required to pay the sum of $250 OR $350 (for full furnishings) for exit
cleaning by a cleaning company. This amount will be deducted from the security deposit.
The tenant is free to hire his own cleaning lady.
If the lease is not renewed, the tenant must honor all requests for visits, with 24-hour notice
within 3 months of the end of the lease.
Smoking is not permitted in the unit. Smoking is permitted on the balcony or terrace.
Pets are not allowed.
Sub-letting prohibited (under penalty of fine by the syndicate)
It is forbidden to make any alterations to the unit, under penalty of having to reimburse the
owner at the end of the lease to restore the unit to its original condition. The penalty will be
deducted from the security deposit.
Tenant must provide $2,000,000 liability insurance.
The tenant must provide the owner with a one-month security deposit.
The security deposit will be returned to the tenant within 15 days of departure once the premises have been returned in the same condition as when possession was taken. In the event of breakage or damage (other than normal wear and tear), the owner may withhold a sum from the security deposit cheque for repairs. An invoice for such repairs, if any, will be provided to the tenant.
Payment of rent will be made by Interac or bank-to-bank transfer directly to the owner.
(FOR UNFURNISHED) Move-in fees charged by the condominium are at the tenant's expense.
If a lift reservation is needed removal costs are payable by the tenant when reserving the lift,
an amount of $150 (block of 4 hours) and an additional $25 per additional hour must be paid to the landlord before moving in. A deposit of $1000 for the move must be given to the building manager on the day of the move (to ensure that there will be no breakages by the movers). This cheque will be given to the tenant within 24 hours of the move or immediately after the moving.
Tenants agree to abide by the condominium rules and regulations and are responsible for any fines incurred.
The landlord will provide 2 condominium keys, 1 mailbox key, 2 door chips.
A fee for lost keys, magnetic chip or garage remote control will be charged to the tenant: $50 per lost key, $50 per lost chip. The amount will be deducted from the security deposit.

Exclusions
2-million liability insurance, Hydro Québec, Internet, cable TV.
