-The TENANT must not and will not allow anyone to smoke
tobacco, grass or any other substance in any interior part
of the premises, common areas or the property of which they
are part.
-No Airbnb or a similar short-term sublet will be
considered a repudiating breach of the lease.
-Proof of civil liability insurance ($ 2 Millions) and
confirmation from Hydro-Quebec before possession.
-Conditional on credit report verification and consent to
verify form payment habits, referrals if necessary (at
RENTER's expense) to owner satisfaction.
-LESSEE is not allowed to sublet or transfer a lease
without written permission from the owner.
-LESSEE agrees to submit post-dated checks for the entire
term.
-The units must be delivered clean and ready at the time of
occupancy and as such, they must be returned at the end of
the lease. At the end of the lease, the TENANT will deliver
the Premises and all inclusions to the LESSOR in the same
condition as they were at the start of the lease, except
for normal wear and tear. Any major damage will be fixed at
the expense of the RENTER before leaving the premises.
-The TENANT is responsible for any damage caused to the
Premises. The TENANT will be required to immediately remedy
such damage in a professional and professional manner.
-If, at the end of the term, the lease is not renewed, the
TENANT MUST honor ALL visitation requests for any potential
new TENANT, for which 48 hours notice will be given. The
same goes for the visits of potential buyers in the event
that the house is put up for sale during the term of the
lease.
-LESSEE will also be responsible for paying any charges due
to the loss of any key.
-The LESSOR reserves the right to inspect the Premises with
48 hours notice, the TENANT must allow such access.
-The TENANT must behave like a good owner and must not
disturb the peaceful enjoyment of the other residents
nearby.
