LEASE CONDITIONS:
If the lease is not renewed, the tenant must honor all
requests to visit, with 24-hour notice 3 months prior to
the end of the lease for a lease of 12 months or more.
Tenants must be approved by the landlord. The broker will
be responsible for verifying the tenant's payment habits.
The landlord will have the apartment cleaned prior to the
occupancy date.
The tenant will be required to pay $350 (unfurnished
2-bedroom unit) for exit cleaning by a cleaning company.
The amount will be deducted from the security deposit.
Tenants are free to hire their own cleaning lady.
Smoking is not permitted in the unit. Smoking is permitted
on the balcony or terrace.
Pets are not allowed.
Subletting is forbidden (under penalty of fine by the
syndicate).
It is forbidden to make any alterations to the unit, under
penalty of having to reimburse the owner at the end of the
lease to restore the unit to its original condition. The
penalty will be deducted from the security deposit.
The tenant must provide $2,000,000 liability insurance.
The tenant must provide the owner with a one-month security
deposit.
The security deposit will be returned to the tenant within
a maximum of 15 days following their departure, once the
premises have been returned in the same condition as when
possession was taken. In the event of breakage or damage
(other than normal wear and tear), the owner may withhold a
sum from the security deposit cheque for repairs. An
invoice for such repairs, if any, will be provided to the
tenant.
Payment of rent will be made by interac transfer or
bank-to-bank transfer directly to the owner.
(FOR UNFURNISHED) Move-in fees charged by the condominium
are at the tenant's expense.
Tenants agree to abide by the condominium rules and
regulations and are responsible for any fines incurred.
The landlord will provide 2 condominium keys, 1 mailbox
key, 1 storage key, 2 door chips and a garage door handle.
Additional chips will be ordered directly by the tenant
from the building administration and additional keys will
be duplicated directly by the tenant with the landlord's
authorization.
The tenant will be charged a fee for lost keys, magnetic
chip or garage remote control: $50 per lost key, $50 per
lost chip and $75 for the remote control. The amount will
be deducted from the security deposit.
If the tenant wishes to renew or extend his lease, he must
notify the owner or the broker representing the owner by
mail at least 3 months before the end of the lease.
