The Tenant understands and agrees that proof of civil liability insurance in the amount of $2,000,000 must be provided prior to occupancy and maintained throughout the entire term of the lease.

The Tenant understands and agrees that the Landlord requires the condo to be non-smoking (including cigarettes, cigars, cannabis, etc.).

The Tenant understands and agrees that the Landlord requires the condo to be pet-free.

The Tenant understands and agrees that the cultivation and consumption of cannabis are prohibited, both inside the condo and outside on the balcony.

The Tenant understands and agrees that the application file must be approved by the condominium administration.

The Tenant agrees to pay the first month's rent to the Landlord upon signing of the lease.

The TENANT must provide, at their own expense, a credit report (Equifax or equivalent) satisfactory to the LANDLORD's requirements.

The minimum lease term is one (1) year. Short-term subletting is strictly prohibited, including but not limited to Airbnb-type rentals.

The TENANT agrees to return the condo in the same condition as when it was delivered, excluding normal wear and tear.

In the event of damages, the TENANT shall be fully responsible for all repair costs, including damages to the unit, the inclusions listed in clause 4.5, as well as any common areas or property related to the building.

No painting, alterations, or renovations are permitted in the unit without the prior written consent of the OWNERS.

The lease is limited to the persons named in the agreement. Any modification, including the addition of an occupant, must receive prior written authorization from the OWNERS.

The TENANT is responsible for all fees associated with move-ins and move-outs, which must be paid to the building management (refer to the condominium by-laws).

Condominium By-Laws and Management Approval

The TENANT acknowledges having reviewed the condominium by-laws and agrees to comply with them at all times. In the event of non-compliance with the by-laws, the TENANT may be held responsible for any penalties imposed. The TENANT must also provide all documents requested by the building management, which will conduct verifications for final approval.
