SOLANO - SEMI-FURNISHED RENTAL: IMMEDIATE OCCUPANCY POSSIBLE. Superb open-concept unit offering a bright and well-optimized living space. RENTAL CONDITIONS:

- The landlord will have the apartment cleaned before the move-in date.
- The tenant will be required to pay $200 (studio unit) for move-out cleaning by a professional cleaning company. This amount will be deducted from the security deposit if the tenant does not hire a professional cleaning service.
- If the lease is not renewed, the tenant must accommodate all requests for showings, with 24 hours' notice, within 3 months prior to the end of the lease (12-month lease).
- The broker will be responsible for verifying the tenant's payment history. Tenants must be approved by the landlord. The tenant will be responsible for the cost of any documents required to prove their creditworthiness.
- Smoking is prohibited inside the unit. Smoking is permitted on the balcony or terrace.
- Pets are not allowed.
- Subletting is prohibited (subject to a fine from the condominium association). - The tenant must provide $2,000,000 liability insurance for the entire duration of the lease.
- The tenant must provide a security deposit equivalent to one month's rent.
- The security deposit will be returned to the tenant within 15 days of their departure, once the premises are returned in the same condition as at the start of the tenancy. If there is any breakage or damage (not normal wear and tear), the landlord may deduct an amount from the security deposit check for repairs. An invoice for these repairs, if applicable, will be provided to the tenant.
- Tenants agree to abide by the condominium regulations and are responsible for any fines incurred.
- It is forbidden to make any alterations to the unit; doing so will result in the tenant being required to pay the landlord the cost of restoring the unit to its condition as recorded in the move-in inspection on the first day of the tenancy.
- The landlord will provide 2 condominium keys, 1 mailbox key, and 2 door access fobs.
- A fee of $50 per key, $50 per fob lost for lost keys, or lost garage door openers will be charged to the tenant. This amount will be deducted from the security deposit.
