Addenda


- The lease will be for a period of one year, with the

possibility of renewal after 12 months unless the LESSOR

advises otherwise.

- It is forbidden to smoke tobacco, cannabis or any other

substance inside the dwelling or in the common areas of the

building. The TENANT must ensure that no one smokes

tobacco, cannabis or any other substance inside the unit or

in the common areas of the building.

- Dogs are prohibited. 1 cat may be tolerated.

- Airbnb-type rentals are prohibited.

- Employer and previous landlord references, credit checks

and payment history are required. A full pre-rental survey

will be carried out at the expense of the future tenant if

his/her application is accepted, and the signing of the

LEASE will be conditional on this survey being to the

complete satisfaction of the LESSOR.

- It is forbidden for the tenant to transfer the lease or

sublet the property without the owner's agreement.

- The TENANT must provide a series of post-dated cheques at

the signing of the lease for the entire term of the lease,

unless an agreement has been made for bank transfers.

- The dwelling shall be made available clean and in good

condition on the date of occupancy and shall be returned as

such at the end of the lease. At the end of the lease, the

tenant shall vacate the premises and leave all inclusions

listed in the lease in the same condition as they were at

the beginning of the lease, except for normal wear and

tear. Any major repairs must be carried out by the TENANT

before vacating the premises.

- The LESSEE shall have the right to paint the apartment

only with the approval of the LESSOR.

- Any damage caused to the apartment must be immediately

assumed and taken care of by a professional or in a

professional manner by the TENANT. Should the TENANT lose

the keys to the apartment, he/she will be responsible for

replacing the keys at his/her own expense.

- The owner reserves the right to visit the dwelling at any

time after giving 48 hours' notice, and the tenant must

allow access.

- The tenant must act in such a way as not to disturb

neighbors or adversely affect their quality of life.

- The tenant must be covered by tenant's home and public

liability insurance ($2 million) and must provide proof of

this prior to moving in.

- The TENANT shall provide proof that he/she has opened

his/her account with Hydro-Québec prior to the move.

- TENANTS will clear snow from balconies in winter, as well

as stairs and sidewalks.

- The LESSEE shall be responsible for mowing the lawn.

- The garage is for storage only. The LESSEE must share 40

sq. ft. with the upstairs tenant (5' x 8'). The LESSEE may

park in the driveway.
