CONDITIONS:
Smoking is not permitted in the unit. Smoking is permitted
on the balcony or terrace.
Pets are not allowed.
Sub-letting is forbidden (under penalty of fine from the
syndicate).
It is forbidden to make any alterations to the unit, on
pain of a penalty to be paid to the lessor.
The tenant must provide proof of $2,000,000 civil liability
insurance.
The landlord will have the flat cleaned before the
occupancy date.
The tenant must pay $400 for the final cleaning by a
cleaning company.
We leave it up to the tenant to hire their own cleaning
lady. If the tenant does not clean the apartment to the
owner's satisfaction, the amount of $350 will be deducted
from the security deposit.
If
the lease is not renewed, the tenant must honour all
requests for visits, with 24 hours' or 48 hours' notice.
The tenant must provide a security deposit corresponding to
one month 48 hours after signing the lease or rental
agreement. If the security deposit is not provided within
48 hours of the signing of the lease, the rental agreement
with the tenant will become null and void.
The security deposit will be returned to the tenant within
a maximum of 15 days following their departure, once the
premises have been returned in the same condition as when
possession was taken. If there is any breakage, damage,
loss of keys, garage door handle or cleaning to be done by
the lessor, the latter may deduct the amounts from the
security cheque before returning it to the tenant at the
end of the lease and after checking the premises.
Tenants agree to abide by the rules of the condominium and
are responsible for any fines incurred.
The landlord will provide 2 condominium keys, 1 mailbox
key, 2 door chips and a garage door handle. Additional
chips will be ordered directly by the tenant from the
building administration.
Fees for lost keys, magnetic chip or garage remote control
will be charged to the tenant: $50 per lost key, $50 per
lost chip and $75 for the remote control.
Payment of rent and security deposit will be made by the
tenant by bank transfer directly to the landlord.
Entrance to the condo will be at 2 p.m. on the first day of
rental.
On the last day of the rental period, the tenant must leave
the premises before 2 p.m.
According to TAL rules, the tenant must notify the landlord
3 months before the end of the lease if he does not wish to
renew his lease. Otherwise, the lease will be renewed under
the same conditions, except for a possible increase in the
rent. If the landlord decides to increase the rent on
renewal, he will have to send the notice at least 4 months
before the end of the lease and the tenant will have 30
days to respond.
